The Local Plan (LPSS2019) was adopted in 2019 and has now expired. The Council are working to create an updated local plan. This particularly affects the housing numbers the borough needs to supply where the number per annum has approximately doubled.
Developers recognise that it is a good time to submit plans for a sites to take advantage of, lack of a current adopted local plan,the need to deliver new dwellings, and the ability to argue for Greenbelt to be designated Greybelt, Although the Local Plan has expired it still carries weight as many of the policies referred too in the local Plan don’t have an expiry date. The site policies outlined in the LPSS2019 also inform what is desirable on the site. Note there are draft site policies not adopted in the last Local Plan that also have a role to play in the future of several sites. Three new sites are under active consideration.
This site borders Merrow on the A3. The site was designated a strategic site in the LPSS2019. Martin Grant Homes have now submitted an outline application 25/P/01156 to create a site with 1,800 homes, a mixed-use local centre with associated public space, employment floorspace and land for the provision of a primary school and a secondary schools.
The development will create a new junction onto the A3, new vehicular access from London Road and Merrow Lane, and a Park and Ride facility.
Although the development complies with the site requirements as laid out in the LPSS2019 it has reduced road access and has discounted the provision of a Railway Station on the eastern edge of Guildford. Full Details can be found on our Interactive Map of Developments in borough at this link.
Taylor Wimpey are in the process of preparing plans for the development of land to the North of Wanborough Railway Station. Full details have yet to be provided but it is expected to provide 700-1000 Dwellings and is likely to include improvements to Wanborough Rail Station.
The site was a draft allocation for community facilities and housing in the previous 2016 Draft Local Plan as site A46 (in the draft) which proposed up to 1,000 homes, a local centre, and potentially a new secondary school to serve developments in Normandy, Ash, and Blackwell Farm. The proximity to Wanborough Station was seen as a major attraction.

Local Press and the BBC are reporting that Geeson Land has been in discussion on planning requirements for land at Shortland Farm, that borders the main road that connects Ash and Normandy. The Development would replace existing equestrian buildings with a combination of 200 approx Dwellings. A full planning application anticipated.
The 11-hectare (27-acre) site is intended to include open spaces, landscaping, a new access route via Guildford Road, as well as paths and cycleways. Gleeson Land consulted Guildford
The developers are arguing that the property’s existing buildings mean it is more accurately classified as "grey belt" rather than green belt, and they indicate the scheme is designed to integrate with local surroundings.
Ash has had substantial development activity recently with two developments currently under construction near the proposed site and others approved.
