Use

The Site Owners and Developers Martin Grant have now lodged a Outline Planning Application Ref: 25/P/01156 for the site for the phased development of a residential-led mixed-use development comprising up to

  • Up to 1,800 dwellings (Class C3 Use), C2 use,
  • 6 gypsy and travellers pitches,
  • A mixed-use local centre (comprising some or all Use Class C2, C3, E, F2 and sui generis use), with associated public space, employment floorspace (comprising some or all Use Class B2, B8 and E),
  • Land for the provision of a primary school and a secondary school (Use Class F1),
  • creation of a new junction onto the A3, new vehicular access from London Road and Merrow Lane,
  • Park and Ride facility,
  • Green infrastructure (including allotments, play space,
  • Amenity green space and sport pitches (Use Class F2(c) and pavilion),
  • SANG,
  • Associated infrastructure and earthworks, 

This has several major differences from the Policy A25 proposed by the council including the removal of any mention of a Rail Station and the facilities for Sustainable Travel options have been changed.

The Policy also highlights issues that that make the site viable and sustainable these include:-  

Road Links

An improved junction on the A3 comprising the relocated A3 southbound off-slip, a new A3 southbound on-slip and connection via a new roundabout to the A3100, with associated infrastructure on the A3100 corridor within Burpham

Consideration to be undertaken as part of the development management process of the potential opportunity to provide an all movements junction of the A3 trunk road with the A3100 London Road, the B2215 London Road and the A247 Clandon Road.

Land could potentially be required to be safeguarded for the provision of a connector road to the B2215 London Road/A247 Clandon Road

Park and Ride

Land and park and ride facility of a sufficient scale as required by projected demand and in order to operate without public subsidy in perpetuity

Bus Services

The provision of extended and/or new bus services to serve the site and which will also serve the eastern suburbs of Guildford and the town centre

Rail Station

Land made available for Guildford East (Merrow) railway station, and necessary and proportionate contribution towards the provision of the station 

(Note the development is also considered as part of the emerging Sustainable Movement Corridors in Guildford)

NOTE: The proposed development has several areas of difference from the Policy A25

Density Map of Development note the use of higher denser buildings to provide a 'gateway' on the A3 and also a mesure of noise abatement for the whole site.
