The scheme has been amended after consultaion current likly application will be for:

950 Housing Units (50% affordable)

A Primary School if required.

A new SEND School

A Community ‘Field Centre’

Over 50% of the site remains open space, enhanced for nature with a variety of habitats, and made available to the public together with footpath access to a further

All ancient woodland, veteran trees, and the stream will be retained and protected with generous buffer zones.

A new 3G Multi Use Games Area (MUGA), for use by the schools and the local community.

A dedicated community building with flexible internal space

A medical centre able to provide dental, pharmacy, acute care and potentially GP where the NHS require it (subject to final NHS specification/ agreement).

A local centre with potential for retail, café, and mobility hub provision.

Improved walking routes to better bus stops on Guildford Road and support for the Surrey Connect demand responsive bus service to complement existing bus service 20.

Improved access on foot and bike to Wanborough Station and improvements to the Station facilities

Land at Normandy and Flexford comprises a series of grass and agricultural fields between Westwood Lane and Glaziers Lane, with the railway to the south, and Guildford Road properties to the north.

The site has existing road and footpath connections, and potential to link directly onto the Wanborough rail station.

Locally there is concern about flooding issues, how the developers address this will be a key issue

History

The site was a draft allocation for community facilities and housing in the previous 2016 Draft Local Plan as site A46 (in the draft) which proposed up to 1,000 homes, a local centre, and potentially a new secondary school to serve developments in Normandy, Ash, and Blackwell Farm. The proximity to Wanborough Station was seen as a major attraction.
