The site is includes open spaces, landscaping, a new access route via Guildford Road, as well as paths and cycleways. A footpath is provided to Ash station.
The developers are arguing that the property’s existing buildings mean it is more accurately classified as "grey belt" rather than green belt, and they indicate the scheme is designed to integrate with local surroundings.
Ash has had substantial development activity recently with two developments currently under construction near the proposed site and others approved.
