Planning policy plays a crucial role in shaping development by providing clarity to developers and decision-makers about expectations. The Local Plan includes policies addressing design, which are vital for proposals involving taller buildings. A commitment has been made to produce a Tall Buildings Supplementary Planning Policy (SPD) to offer detailed guidance for such developments, ensuring they align with Guildford’s aspirations for growth and preservation.
Tall buildings, which the SPD is broadly considering buildings over 18 M Tall, due to their height and visual prominence, can both enhance and challenge the character and heritage of Guildford’s townscape. While they can contribute positively to the vitality of the town and efficient use of land, it is essential to carefully assess their suitability and design to avoid harm to significant views, heritage assets, and levels of amenity.
The draft SPD has been structured to guide the development of taller buildings specifically within Guildford Town Centre. Its purpose is threefold:
The draft SPD is organised to provide guidelines for:
The formal public consultation process will start on the 27th June and provide an opportunity for feedback on the draft SPD. This input will be used to update the SPD where justified, ensuring it reflects the aspirations of the community.
The Guildford Society has consistently argued that Guildford requires policies guiding height of new development. Managing Height and Density of Development is a significant step toward balancing urban growth, against impact on surrounding countryside and heritage preservation.
The Guildford Society has reviewed how other towns and cities have developed and summarised these in a document that is linked too below. This document has been shared with the council
We will be commenting on the Draft, which is also attached for information below.
Help us make Guildford better
We want our town to be vibrant, attractive and liveable. We support development that brings a sense of place and enhances the best aspects of our town. If such aims can be embraced, we believe Guildford has the chance to lead the way in enabling sensitive and sustainable development.
Pressures for development are increasing. Planning rules are being eased. The Society’s commitment to standing up for Guildford is needed more than ever.
