The eastern boundary of the Site is Ockford Park, which has recently been completed by Cala Homes and is fully occupied, full planning was granted by Waverly Borough Council in February 2019 for 262 dwellings (including 78 affordable dwellings), WA/2018/1239
The Boundary between Wavery borough and Guildford Borough runs between the two sites, the current application is withing Guildford Borough. The current LPSS, at a draft stage, did identify the site as a potential site but was not included in the final site allocation.
The Site is “washed over” by the blanket Area of Great Landscape Value designation which covers much of Guildford Borough. The eastern parcel of the Site is a designated Area of High Archaeological Potential.
The site has previously been considered as appropriate for release from the Green Belt and the applicant states it is now considered grey belt after discussion with GBC Officers.
