Stag Hill development

Determination Meeting 29th March

The Planning Committee are due to consider the Stag Hill Development that is proposing Housing on the South and Eastern slopes of Stag Hill leading up the Cathedral.

Refusal Recommended by GBC

The plan is recommended for refusal by the GBC Planning Officers.  The key issues are:

  • Harm to Heritage Assets (the Cathedral is Grade II building)
  • The design approach fails to respect the Cathedral and it’s surrounding green space.
  • The views from and to the cathedral would be compromised.
  • The impact of the development in relation to the Thames Basin Heaths Special Protection Area has not been addressed properly.
  • The absence of a completed planning obligation results in a failure to mitigate its impact on Infrastructure Provision.

The officers report is available below.

What Happens Next?

It is noted that this application has been subject to lenghty debate over several years.  It is a surprise that the council have cause to question so fundamentally the development at this late stage.  The developers may withdraw the application to address the issues highlighted by the council, or if the Planning Committe endorse refusal could seek a Judical Review..
