North Street - The Plans Move Forward - Update 16-8-2022

St Edward have submited full plans for approval with a view to obtaining consent by mid 2023.  The plans have been numbered 22/P/01336 It is a big application (240 documents approx) covering mixed use redevelopment, comprising buildings ranging from 4 to 14 storeys high, on a site bounded by North Street, Leapale Road and including Commercial Road and part of Woodbridge Road; a redeveloped bus interchange on the current site  with new access junction arrangements; a underground car park; and highway works (including alterations to North Street, Leapale Road and Commercial Road; and junctions at Leapale Road / North Street; Leapale Road / Commercial Road / Woodbridge Rd).  The scheme also involves conversion of adopted highways (including Commercial Road and Woodbridge Road) to be pedestrian use only.

Plans now include:

  • Delivery of 473 highly sustainable new homes ranging in size from 1 to 3 bedrooms
    • Currently no affordable homes are envisaged.
  • 136 Parking Spaces
  • Pedestrianisation of North Street and public realm improvements such as enhanced facilities for market traders, new cafes, bars and restaurants
  • Three new public squares.
  • Ground floor flexible commercial spaces for leisure, hospitality (Class E)
  • A proposed new medical centre,
  • A refurbished bus station interchange (16 Bus Stands) which it is claimed will create a safer environment for everyone.

Drop-in exhibition 

St Edward is opening a drop-in exhibition at Dominion House, Woodbridge Road, Guildford, GU1 4PU, (North End of the Bus Station) for a three-week period in August for anyone to come in, view the proposals and ask questions. 

By appointment only: 9am-5pm on weekdays.

10am -2pm on Saturday 13th and 20th August

St Edwards have produced a detailed model of the development and some photographs of the model can be found below.  It is possible that the model will go on public dispaly at a location in the Town, St Edward are finalising arrangements.

Part of the scheme proposes a 14 storey building at the north end of the site.  This building replaces Dominion House and faces No 1 Onslow Street (previously Sanofi house).  No 1 Onslow Street is itself subject to a planning application at 21/P/00539 thet would result in the building becoming 10 Stories high compared to the current height of 8 Stories.
